Teign Housing ensures that our homes are affordable, attractive to tenants, and financially viable in the medium to long term. Managing our assets (or homes) is, therefore, partly about investing in, maintaining and upgrading properties and partly about understanding the needs and aspirations of our tenants.
Current and Ongoing Projects
- Maintaining Property stock condition data and using this to inform our our investments in our housing stock and Communities.
- Monitoring Teign Housings carbon footprint.
- Implementing Carbon reduction initiatives and identifying works to bring properties up to EPC C by 2030.
- Douglas House, where we have submitted project plans to the Building Safety Regulator.
- Consider redevelopment and regeneration opportunities across our housing stock.
Stock Condition Surveys
Ever wondered why property condition surveyors visit your home? It’s all about making sure your home stays safe, comfortable, and well looked after and working as it should. They look at the ‘big parts’ of your house, like the roof, windows, the heating system, the bathroom and kitchen, to see how much life they have in them and make sure they are still up to standard – we aim to visit every 5 years.
We check things like walls, windows, smoke and Carbon Monoxide alarms, kitchens, bathrooms, doors, heating, loft insulation and roofs. This helps us plan repairs and improvements before problems happen.
We won’t need to move any items or furniture, but if you have a roof space, the surveyor will need to have a quick look in the loft as long as it is safe to access it.
By collecting this information, we can keep homes in good condition and make sure everyone lives in a safe, warm environment. The data we collect is used to decide when it’s time to install new kitchens, bathrooms or heating systems or replace roofs.
